One team. Both sides.
Most people who buy or sell a home end up working with two teams. A real estate agent on one side. A contractor on the other. Lines get crossed. The agent isn’t sure what a renovation will cost. The contractor isn’t sure what the property’s worth. You end up in the middle, translating between them.
We do both. Chesco Realty is the licensed real estate side of the McComsey family of companies. McComsey Builders is the construction side.
Buy a lot with us, and we tell you whether it’s actually buildable before you sign. Buy a home with us, and we walk it with a builder’s eye. Sell a home through us, and we can do the pre-sale work before it ever hits the market.
Common frustrations we hear
If any of these sound familiar, you’re in the right place. We’ve spent forty years solving them, usually before our clients even ask.
You walk a property, love the bones, and know it needs work. But you can’t tell whether the kitchen is an $80,000 update or a $250,000 reconfiguration, whether the foundation needs a real fix or a cosmetic one, or whether the addition you’ve been picturing is even possible at this price. We walk the property with you and give you real numbers, based on forty years of pricing this kind of work in Chester County. Not estimates pulled from generic comps. Actual construction costs from a builder who knows what this work really costs.
Buyers want move-in-ready: updated kitchens, refinished floors, a fresh exterior. But all that prep work costs real money. Sometimes more than you feel you’ll get back at the sale. We help you see what’s worth doing and what isn’t. We can do the pre-sale work ourselves through Chesco Realty’s Fix-and-List service, so you only spend on the upgrades that actually move your sale price.
When the real estate side and the construction side belong to two different teams, every decision turns into a phone call across three parties. We handle both. You make decisions with one team that understands the whole transaction, the whole project, and the whole property history.
How we help
From a single buildability review to a full pre-sale renovation, we shape the engagement to what you actually need.
You want to build, and you need to know whether a piece of land will work for the home you have in mind. We walk you through lot preparation costs, gas and water and sewer line availability, traffic patterns and proximity to busy roads, zoning issues, setbacks, easements, septic and sewer feasibility, utility access, and driveway permitting.
We’ve caught a missing PennDOT driveway permit on a state highway during a plan review that the client’s own civil engineer had missed — the kind of detail that costs less to catch on day one than month four.
Whether you’re buying or selling in Chester County, our agents understand what they’re walking through, what it’ll cost to update, and what’s worth upgrading. Most agents don’t talk construction. We do. For sellers, we also offer pre-sale renovations through Chesco Realty’s Fix-and-List service.
If you’re looking at a property as an investment, the math has to work. We tell you what the renovations will cost before you buy and what they’ll be worth before you sell. The numbers in your model actually hold up.
Farms and equestrian properties have wrinkles a regular agent doesn’t see: outbuildings, stables, septic across multiple structures, stormwater management, land use restrictions. We’ve spent forty years building on properties like these. We know what to look at and what to flag.
What sets us apart
A traditional real estate agent sells the house. We tell you what the house will cost to make yours — and stay with you for the next decade of work on it.
Most agents can tell you what a home will sell for. They can’t tell you what it’ll cost to fix the back wall or add a primary suite. We can. Before you close on anything, we walk the property with a builder’s eye and give you a real number, not a guess.
If a renovation makes more financial sense than building new, you’ll hear it from us. If a lot you’re considering isn’t actually buildable, we’ll tell you that too. The relationships that work are the ones that come back for the next home, the next renovation, and the next one after that.
We’ve sold clients their first home, renovated it, renovated their commercial building, sold that property, and sold their next home for $800,000. That’s not a one-deal relationship. It’s a builder and an agent who know your story because we lived through it with you.

No. You can work with Chesco Realty on the real estate side without engaging McComsey Builders for any construction work, and you can hire McComsey Builders without going through Chesco Realty. Most clients use both because the integrated team is the reason they came to us, but it’s not required.
Yes. We walk the property with you, look at the work you’re considering, and give you a real construction estimate based on forty years of pricing this kind of work in Chester County. Not a comp. Not a guess. A real number.
Yes. Lot identification and buildability review is one of our most-requested services. We check zoning, setbacks, easements, septic and sewer feasibility, utility access, driveway permitting, lot preparation costs, and gas, water, and sewer line availability. We’ve caught issues other agents and even client-hired civil engineers have missed.
Residential homes, custom-build lots, investment properties, farms, and equestrian properties. We work across most of Chester County and the surrounding area.
Yes. Chesco Realty offers a fix-and-list service for sellers who need pre-sale improvements to maximize their sale price. We help you decide what’s worth doing, do the work through McComsey Builders, and list it through Cheska Realty. Often the upgrades pay for themselves in the sale price.
That’s one of the first questions we’ll answer with you. Sometimes selling and finding the right next home makes sense. Sometimes a renovation gets you most of what you want for a fraction of the cost and disruption. We look at your situation honestly and help you decide.
