Commercial work isn’t residential work in a different package. The plans are different. The permitting is different. The stakes are different. A tenant move-in date can be the difference between a deal closing and a deal falling apart. A missed zoning detail can stall a project for months.

We do two kinds of commercial work in Chester County: tenant fit-outs and out-of-ground construction. Both come with the same promise: a transparent budget, a realistic schedule, a building people feel confident using every day, and protection for the owner from future issues with landlords, insurers, and municipalities.

Tenant Fit-Outs

The work spans most commercial uses: office buildings, medical and orthopedic offices, financial and therapy practices, and special needs schools. These are interior buildouts where a tenant or owner needs the space to fit the business. We handle metal stud demo and build, drywall, commercial carpet, ceiling tile, and the rest of the interior work that gets a space ready for move-in.

Our process for tenant fit-outs

  1. Establish a clear plan. What does the space need to do, and for whom? We define scope around how the business will actually use it.
  2. Develop a thorough budget. We build a detailed line-item budget so you and your landlord see every cost up front.
  3. Provide value engineering ideas. We flag where scope can flex without sacrificing quality, especially when the deal is sensitive.
  4. Build and stick to a tight schedule. The tenant move-in date is the primary concern. We sequence the work around it.

Out-of-Ground Construction

A complete new building from excavation through finish. Earthwork, footers, foundations, utilities, the full structural build, and every interior and exterior finish. We’ve built a $2.5 million ambulance building, a repair shop and garage with offices, and a batting cages building that’s become a local landmark in our area.

Our process for out-of-ground construction

  1. Code-compliant architect plans: Required for permitting. We work with architects who know commercial code and what the township will and won’t approve.
  2. Land development and civil engineering plans: Stormwater, grading, utilities, and access points, all engineered and sealed.
  3. Structural, electrical, mechanical, and plumbing drawings: All engineered and sealed. Drawings alone can total $30,000 to $40,000 or more before construction begins.
  4. Zoning research: Critical and often overlooked. We do this work early so we know what we’re building into before the first shovel hits the ground.
  5. Pre-construction contract: We’re formalizing this side of the process now so the early-stage costs and responsibilities are clear before construction starts.

What plans and permits do I need for an out-of-ground commercial project?

Code-compliant architectural plans, civil and land development plans, and structural, mechanical, electrical, and plumbing drawings, all engineered and sealed. Drawings alone can total $30,000 to $40,000 or more before construction begins. We help you scope all of these costs into your project budget upfront.

Zoning research is critical and often the most overlooked piece of a commercial project. We do this work early because finding out a use isn’t permitted, or that setbacks won’t allow the building you have in mind, is a problem we’d rather catch on day one than month four.

The permitting process depends on the project and the township, but plan for it to take real time. PennDOT driveway permits on state highways alone can take six to eight months. We give you a realistic timeline before you sign and walk you through it as the project moves.

We don’t publish pricing for commercial projects because the pricing varies too much project to project to publish a meaningful number. Once we understand your scope, we’ll build you a detailed line-item budget.
